What is a Lease?
We understand what our clients and residents are looking for in terms of maintaining the highest standards of living. Cardiff apartments are sold on a Leasehold tenure and come in many shapes, sizes, and locations, from new build blocks to converted warehouses, to commercial premises. When you purchase a leasehold apartment you're purchasing everything internal beyond your front door, including a balcony if you have one.
So who owns the building?
It's the freeholder that usually owns the whole building from top to bottom including the land the building stands on. The freeholder is usually the person responsible for the block maintenance and any repair works required for the general upkeep of the building. These costs are recoverable through the service charges that the leaseholders pay annually for their property.
What is a Managing Agent?
Usually, there will be a Resident Management Company (RMC) appointed as the Managing Agent who will organise the works required for this, and manage the property charges to ensure the budget set to cover this is credible. We are that Managing Agent, and we do not take the responsibilities of that role lightly. From introducing ourselves to residents, being their 'man on the ground', maintaining a safe and clean environment at all times, thinking out of the box to provide that something extra, right through to debt recovery - we look after all aspects of block management.

Residential site inspections are a part of everyday life for us. It’s how we get to know your block inside and out. It’s just a standard part of good building and facilities management.
By inspecting every block regularly, we spot the things that need attention now (or that might become major works in the future) and can arrange the necessary building repairs to stop small problems becoming big headaches.
Service charge management
When Service Charges are badly managed, it can potentially bring an entire property to its knees by choking off cash flow. Suppliers don’t get paid, maintenance doesn’t get done, the property becomes unloved and ultimately it loses value. And that’s just silly because it can so easily be avoided.
In truth, if a leaseholder doesn’t pay their Service Charge, it is usually a sign that they are unhappy with some element of the block management or haven’t been given the right information to confirm that the Service Charges are fair and reasonable.
It’s our job to ensure this doesn’t happen. We keep the wheels turning by looking after money matters properly.

We believe that if a job is worth doing, it’s worth doing well. So for us, flat maintenance encompasses so much more than changing light bulbs, emptying bins and hoovering the hallway.
The Management of Residential Property encompasses many areas of Safety Legislation and British Standards and the responsibility of ensuring that these are complied with falls on the Client as well as the Agent and the Contractor.
